Disruptive Commercial Real Estate Brokerage Firm Launches New York City Office
Keyser Opens its Second Location in the U.S.

PHOENIX – Keyser, Arizona’s largest tenant-only commercial real estate firm, announced the opening of its New York City office today. This is the company’s second location in the U.S., as it expands its rapidly growing and innovative corporate real estate solutions platform to the East Coast. Leading the New York office will be Patrick Wilcox, Managing Director and principal broker.

Wilcox, a commercial real estate and tech veteran, started his technology career 19 years ago and later fused that expertise with the commercial real estate advisory business in the New York Metropolitan market. Wilcox’s mission is to grow the new office alongside his core data center and technology practice, adding office, industrial, retail, healthcare and corporate real estate services professionals to the Keyser brand in New York.

“We are excited to bring Keyser’s ‘serve first’ principles to a market in desperate need of an ‘all-in’ solutions model,” said Wilcox. “At Keyser, we put our clients first while fostering our peers’ business growth through a team-first approach.”

The growing revenue of Keyser New York will be the result of putting people first and serving others, rather than the reverse.

“The next generation of brokers in New York want to expand their practice without traditional firm barriers and limitations on who they serve and how they serve their clients,” said Wilcox. “We will encourage that mindset – we want them here at Keyser.”

Keyser New York encourages recruits from inside the business world and other established brokerages to apply who want a new way to conduct business.

“We are looking to add professionals who love the subject matter of commercial real estate but don’t want to be part of the typical cutthroat brokerage model prevalent today,” said Wilcox. “We are private, flexible and will work with our people to make them and their clients successful. That’s not just our rhetoric, that’s our promise.”

Keyser has averaged a 58% compounded growth year-over-year since its founding in 2013.

“Our growth has been driven by a real need for a new kind of commercial real estate firm,” said founder Jonathan Keyser. “Our expansion into New York, led by Patrick, allows us to bring Keyser’s disruptive methodology to this new market and beyond.”

“Keyser was founded with the mission of re-imagining and disrupting the commercial real estate brokerage industry,” said Keyser. “Our vision is to demonstrate that you don’t have to be ruthless to win and to create that next generation commercial real estate brokerage firm that actually lives those principles.”

The Four Obsessions of an Extraordinary Executive

by Patrick Lencioni

Like every Patrick Lencioni book I’ve read, The Four Obsessions of an Extraordinary Executive takes the form of a fable to impart Lencioni’s unique take on leadership. The crux of Lencioni’s message is that organizations attain their greatest health, and by extension, profitability, when the leaders of those organizations simplify, streamlining those areas to which they devote their attention and efforts, almost to an extreme degree. He identifies four key disciplines which warrant the focus of extraordinary executives:

1. Build and Maintain a Cohesive Leadership Team – Among other things, this involves creating a culture of vigorous debate to ensure that leadership teams do not suffer from their own insulation. Too often, debate is viewed as a sign of conflict, rather than what it really can be–a critical part of the decision-making process, necessary to ensure that issues are viewed holistically and approached strategically.

2. Create Organizational Clarity – Organizational clarity can be defined through establishing answers to the following six questions:

1. Why does this company exist?
2. How should we behave?
3. What do we do?
4. How will we succeed?
5. What is most important right now?
6. Who must do what?

Answers are intended to be succinct. Lencioni does not speak of mission statements, but for many companies the answers to these questions would be an extension of mission, vision and value statements.

3. Over-Communicate Organizational Clarity – According to Lencioni, the extraordinary executive ensures that answers to the above questions pervade the organization such that whether it be the CFO or the mail room attendant, each team member can clearly understand and espouse what amounts to the company’s most fundamental tenets, mission, and methods. This is how organizational unity and cohesion take root.

4. Reinforce Organizational Clarity Through Human Systems – This is where the rubber meets the road. Processes must be established to ensure that new employees are never hired without strong alignment to the organization’s fundamental values. Onboarding these new employees must occur in a systematic way to ensure that the organization’s learned culture is conveyed and absorbed most effectively. Performance review and feedback processes will help to keep individuals accountable to the company’s values and mission.

Executives manage so many aspects of their businesses, that the prospect of devoting focus to as few as four areas might at first seem impractical, if not altogether irresponsible. However, Lencioni makes a strong case that actually the opposite is true. By focusing on these four areas, executives can avoid becoming spread too thin or distracted, and instead devote the lion’s share of their energy to only those areas that will have the most dramatic impact on their company’s health, and by extension, the bottom line.

It Couldn’t Be Done

BY EDGAR ALBERT GUEST

Keyser-6Somebody said that it couldn’t be done
But he with a chuckle replied
That “maybe it couldn’t,” but he would be one
Who wouldn’t say so till he’d tried.
So he buckled right in with the trace of a grin
On his face. If he worried he hid it.
He started to sing as he tackled the thing
That couldn’t be done, and he did it!

Somebody scoffed: “Oh, you’ll never do that;
At least no one ever has done it;”
But he took off his coat and he took off his hat
And the first thing we knew he’d begun it.
With a lift of his chin and a bit of a grin,
Without any doubting or quiddit,
He started to sing as he tackled the thing
That couldn’t be done, and he did it.

There are thousands to tell you it cannot be done,
There are thousands to prophesy failure,
There are thousands to point out to you one by one,
The dangers that wait to assail you.
But just buckle in with a bit of a grin,
Just take off your coat and go to it;
Just start in to sing as you tackle the thing
That “cannot be done,” and you’ll do it.

Making Progress On BASIS Goodyear

BASIS charter schools have been educating students for nearly two decades – and have been doing it quite differently than most other institutions of primary and secondary learning across the nation, and around the world.

BASIS began as one charter school in Tucson, serving mostly low- and middle-income families in central Tucson, with no growth aspirations. After that first school became a huge success, BASIS was asked if they could replicate their curriculum in a new location and find more BASIS-capable teachers. They decided to give it a whirl. Their second school was also an excellent institution. Since then, students at BASIS Tucson (now called BASIS Tucson North) and BASIS Scottsdale have been honored with top national rankings, sky-high OECD scores, long lists of AP scholars, and myriad admissions to top universities. Now, the BASIS education is available to students at 18 schools across the country, with many more to come over the next few years.

Keyser’s Project Management team is currently managing the design and construction of a new BASIS Goodyear campus. Coming in Fall 2015, BASIS is now enrolling grades K-8. The 59,000-square-foot facility near Estrella Parkway between Van Buren Street and Yuma will be the 14th campus in Arizona, with seven in the Phoenix area, two in northern Arizona and four in the Tucson area.

You can learn more about BASIS and the Goodyear campus at http://basisgoodyear.org/ Below are some photos taken April 10th at the site of the new campus.

Uber vs Lyft: Comparing Office Space

uber vs lyft

Uber vs Lyft. It’s one of the most heated rivalries in business.

Both companies compete for customers in the car-hailing space. No questions there. What’s often overlooked is that both companies are headquartered in San Francisco and are competing against each other for talent – which has led both companies to invest heavily in office space and culture to attract the best.

In this post, we compare Uber and Lyft’s office spaces, and leave it up to you to decide which office and culture you would rather be a part of.

RECEPTION AREA

First impressions last a lifetime.

The moment a potential client, candidate, or vendor walks through your doors is the moment where judgements are made.

Is this a company I could do business with?

Is this a company I could work for?

Needless to say, your reception area says a lot about your company. Which reception area gives you a good feeling…Uber or Lyft?

HALLWAYS

Uber has wide hallways, and Lyft has a secret hallway that leads through a picture of Willy Wonka.

BREAKROOM + KITCHEN AREA

With Uber’s breakroom and kitchen featured on top, and Lyft’s area featured on bottom, where would you rather have lunch?

COMMON AREAS

OVERALL WORKING ENVIRONMENT

Because culture is directly impacted by office space, we’ll end our Uber vs Lyft post with a few images that capture the spirit of both companies. When viewing these photos, think about who both Uber and Lyft are trying to attract as clients and employees. Then, think about your office space and how your setup attracts the right people.

Which company would you rather be a part of?

How Site Selection Services Create Value For Tenants

Site Selection Services

If you’re searching for office space, you might be wondering how site selection services offered by a commercial real estate company can help.

Here are six different ways that site selection services can create value for tenants in an office space search:

Unbiased Approach

Using a tenant representation firm provides you with unbiased support without any conflicts of interest. Tenants often assume that the broker representing a building will work on your behalf – and they assume correctly. While the broker will work with you, what tenants overlook is that the broker is also working on behalf of the landlord of the building. You can see the conflict this creates.

A tenant representation firm works for you, and has no alliance with the landlord of the building. This allows a broker to take an unbiased approach to site selection.

Market Intelligence

Provide you with unparalleled market knowledge of current and forecasted market trends on a global basis.

Turnkey Solution

Manage the entire process from site selection and market research through negotiations and move-in.

Workforce Analytics

Improve your workforce performance through the highest quality of labor analytics. Site selection services include demographic analysis, employment studies and an economic analysis of the area to ensure you’ll have a competitive advantage when it comes to attracting and retaining talent.

Innovative Tools

Gain access to innovative analytical tools that will empower you to make strategic location decisions.

Cost Containment

Develop a negotiation strategy that maximizes your ability to secure the optimal economic incentives and real estate terms possible.

Keyser believes in matching our clients’ labor needs with the optimal markets for their operations. Because states and communities differ across a wide range of complex variables, we bring the expertise to help our clients identify ideal locations and labor pools for both cost savings and long-term labor viability.
